Rock County runs south from the Dane County line down to the Illinois border, and we build throughout its northern and central half: Edgerton, Evansville, Milton, Janesville and Brodhead. The drive down I-90 or Highway 51 puts Janesville about 40 minutes from our Sun Prairie shop, close enough that Rock County projects get the same responsiveness as anything closer in. The Rock River is the spine of the county, and its towns grew up along it — which means a lot of the housing stock we work on is older, well-built, and sitting on lots that were never graded flat.

Janesville: big lots, big rebuilds

Janesville is the largest city we serve outside Madison, and it is a deck replacement market more than a new-build market. Neighborhoods around Palmer Park, the Rotary Botanical Gardens and the older streets near the Rock River are full of 1970s and 1980s decks reaching the end of their lives — sagging joists, cupped and splintered boards, guardrails that wobble, and ledger boards fastened with nails and no flashing. We take those down to nothing, correct the attachment and footing problems that caused the failure, and rebuild with capped composite or high-grade treated lumber, hidden fasteners and aluminum or cable railing. Janesville's mature tree canopy also means shade and moisture, so we pay attention to drainage detailing and choose decking with good mold and stain resistance.

Milton, Edgerton, and the lake corridor

Milton and Edgerton share the Lake Koshkonong area, and waterfront and near-water properties there behave differently than inland lots. Soft alluvial soils along the Rock River and Koshkonong's shoreline call for deeper or engineered footings, and shoreland zoning sets how close to the ordinary high water mark you can build. On the water we favor PVC decking, stainless hardware and cable railing to preserve the view. Edgerton straddles the Dane and Rock county line — a genuinely short drive for us — and its older tobacco-era homes near downtown often get covered porches and rebuilt entry stairs rather than large rear decks.

Evansville and Brodhead

Evansville's historic district is one of the best-preserved in southern Wisconsin, with a large concentration of late-1800s homes. Work there is porch work as much as deck work: rebuilding front porches with the right proportions, column details and railing height that satisfies code without wrecking the look of the house. We are careful with historic-district review where it applies. Brodhead, at about 48 miles and shared with Green County, is the far southwest edge of our radius; we group those jobs and run them in consecutive days. The Sugar River State Trail passes through, and a lot of Brodhead outdoor-living projects are about creating a comfortable space to end a ride or a day outside.

Permits and code compliance in Rock County

Janesville, Milton, Edgerton, Evansville and Brodhead each run their own building departments, and Rock County Planning and Development covers unincorporated townships plus shoreland and floodplain review along the Rock River and Lake Koshkonong. Expect a permit for any deck attached to the house or more than 30 inches above grade, and expect a footing inspection before backfill. Wisconsin's standard requirements apply county-wide: 48-inch frost footings, 36-inch guard height, 4-inch maximum baluster spacing, correct rise and run on stairs, properly flashed ledgers, and approved lateral load connectors. We pull the permits, submit the plans and meet the inspector.
